第十條 租賃期間，甲方負責支付租賃房屋所用土地的使用費及基于房屋租賃產生的稅款、房屋租賃管理費、 費；乙方負責按時支付租賃房屋的水電費、衛生費、房屋(大廈)管理費、 費等因使用租賃房屋所產生的其他費用。

第十四條 因乙方使用不當或不合理使用，導致租賃房屋或其附屬設施出現或發生妨礙安全、損壞或故障等情形的，乙方應負責維修或賠償并告知甲方。
第十五條
口租賃期間，乙方可將租賃房屋全部或部分轉租予他人，并到房屋租賃主管機關辦理登記（備案）手續。但轉租期限不得超過本合同約定之租賃期限。
口租賃期間，經甲方書面同意，乙方可憑該同意轉租的書面證明到房屋租賃主管機關辦理登記（備案）手續。但轉租期限不得超過本合同約定之租賃期限。
口租賃期間，乙方不得將租賃房屋全部或部分轉租予他人。

第十六條 本合同有效期內，甲方需轉讓租賃房屋的部分或全部產權的，應在轉讓前一個月書面通知乙方。乙方應在收到甲方書面通知后 個工作日內給與甲方回復，乙方在同等條件下有優先購買權。
租賃房屋轉讓他人的，甲方有責任在簽訂轉讓合同時告知受讓人繼續履行本合同。
第十七條 本合同有效期內，發生下列情形之一的，允許解除或變更本合同：
(一)發生不可抗力，使本合同無法履行；
(二)政府征用、收購、收回或拆除租賃房屋；
(三)甲、乙雙方協商一致。
第十八條 出現下列情形之一時，甲方可就因此造成的損失，
口1、要求乙方恢復房屋原狀；
口2、向乙方請求損害賠償；
口3、不予退還租賃保證金；

第二十一條 本合同約定之租賃期間屆滿，乙方需繼續租用租賃房屋的，應于租賃期屆滿之日前 個月向甲方提出續租要求；在同等條件下，乙方對租賃房屋有優先承租權。
甲、乙雙方就續租達成協議的，應重新訂立合同，并到合同登記機關重新登記（備案）。
第二十二條 甲乙雙方應當簽訂《深圳市房屋租賃安全管理責任書》。甲方提供的出租房屋應符合安全使用的標準和條件，不存在任何安全隱患。出租房租的建筑、消防設備、燃氣設施、電力設施、出入口和通道等應符合市政府規定的安全生產、消防、治安、環保、衛生等管理規定或標準。乙方應嚴格按照政府職能部門規定的安全、消防、治安、環保、衛生等管理規定或標準使用出租房屋，并有義務保證出租房屋在使用中不存在任何安全隱患。本合同約定的各項條款，甲乙雙方均須自覺履行，如有一方違約，按合同約定承擔相應違約責任。
